They have acquired this site to bring forward the development, after outline approval was obtained by Homes England.
The site and proposals

The proposals are for 266 high-quality new homes at Marton Estate, including 30% affordable housing, together with 2.4 hectares of public open space, a play area, ecological enhancements, and improved walking and cycling links. The scheme is designed to create a mixed and inclusive new community that responds positively to the site’s landscape character and local context.

All homes will be designed to the current building regulations which require a “fabric first” approach to be adopted to achieve the highest levels of energy efficiency.
All homes will incorporate solar panels, electric vehicle charging points, and modern insulation and glazing to help reduce energy use and keep homes comfortable. -
There are several shops near to the site. There is also a large Tesco Extra near the site north of the A5230.
Local schools near the site include Marton Primary Academy and Nursery and St George’s Secondary School, both within approximately 35 minutes’ walk of the site.
Planning process

We are currently consulting on detailed proposals ahead of submitting a reserved matters planning application. The principle of residential development on the site has already been established, and this stage focuses on the detailed design of the scheme, including layout, appearance and landscaping.

We expect to submit the reserved matters application in the coming months, after the public consultation has finished and feedback has been reviewed.
Key considerations

The main vehicle access would be from Westby Close. The development would include a network of walking routes and links to nearby roads and paths, while parking would be provided on site in accordance with Fylde Council guidance.

The proposals retain and enhance key green features including trees, hedgerows, woodland and the Public Right of Way, while adding new planting, public open space and sustainable drainage features. Surface water would be managed through landscaped drainage basins, helping to support natural water management, reduce runoff and create wildlife-friendly green space.

Monetary contributions and the delivery of new infrastructure will be provided to mitigate the impact of the development.
Construction

Construction is currently expected to take place between March 2027 – September 2032. A Construction Management Plan has been approved as part of the outline planning application which sets out how construction traffic, noise, dust and general disruption will be managed to reduce the impact on neighbouring areas.
