We are consulting on detailed proposals for 266 high-quality new homes at Marton Estate, including 30% affordable housing to help meet local housing need across Fylde, alongside 2.4 hectares (5.9 acres) of public open space, a new play area, ecological enhancements, and improved walking and cycling connections.
The vision
Our vision is to create a welcoming, distinctive and well-connected new neighbourhood shaped by the site’s existing landscape and character. The proposals aim to retain and strengthen the site’s best features, provide a mix of new homes to meet local needs, and create a healthy and attractive place for both existing communities and new residents to enjoy.

The site is located to the north and south of Old House Lane, Marton, in Fylde. It is well placed to create a thoughtfully designed new residential neighbourhood, with established access arrangements and existing landscape features including hedgerows, mature trees and woodland that can be retained and enhanced to help shape a strong sense of place.
Why development is being proposed here?
The principle of residential development has already been established by the grant of planning permission by Fylde Council. A link the granted planning application can be found here. The current proposals are being brought forward through a reserved matters application, which focuses on the detailed design of the development, including layout, appearance and landscaping, and how a high-quality new neighbourhood can best be delivered.
Keepmoat’s proposals would help meet local housing need by delivering 266 new homes, including 80 affordable homes across a mix of tenures, alongside new public open space, a play area, biodiversity enhancements and improved walking and cycling connections. The masterplan has been shaped by the site’s existing green features and surrounding context, retaining important landscape assets and creating an attractive transition to a high-quality residential environment.

Programme
We are currently consulting on the proposals and seeking feedback before submitting a Reserved Matters planning application. The consultation runs until Monday 29 June.
Following this, we plan to submit a Reserved Matters planning application to Fylde Council in Summer 2026. We expect to begin construction in Spring 2027 (subject to the grant of planning permission) with the aim of completing by September 2032. The first residents would move into their new homes from 2028.
